Service and Fees
Is our fee negotiable for more than one property?
Yes. We understand that there is less work with one owner and more than one property; there is a sliding scale (see fee page).
What do I get for the fees?
We are proud to be able to offer such a comprehensive service that all we need are the keys and your bank account details to take the rental of the property off your shoulders completely.
How often do you pay out the rent?
Once a month or twice a month as per your choice, as we have an audited Trust account, we need to make sure everything balances on the first working day of each month and then we can payout.
How do I calculate rental yields?
Take the annual income and divide by the property value then times by 100. For example; $500.00 per week @ 52 weeks = $26,000.00 divide by the value $510,000.00 = 0.05098 x 100 = 5.09%.
Why do I need a property manager when I can do it myself?
That's a choice you as a landlord need to make. It's about whether you have the skills, knowledge and training to be able to operate within the Residential Tenancies act, use the correct legal documents and deal with tenant issues and problems in a professional arm's length
Maintenance
Who maintains the grounds?
The tenant is responsible for keeping the grounds' tidy'. Most can be expected to mow lawns and conduct some weeding however if there are specialised plants such as roses or the gardens are of a very high calibre we usually engage a gardener and raise the rent to reflect this.
Can I arrange my own maintenance?
Absolutely. We can notify you of any repairs and maintenance needed, and you can attend the property and carry these out. If a tradesman is required, we receive a 'Trade' rate, so the savings are passed on to you.

Do the tenants have to clean the carpets?
Only if the carpets are soiled then by law, we can ask for them to be cleaned.
Tenanting
On what websites do you advertise?
The Summit site has a save search function so there are a number of tenants waiting on us putting up new properties and they are immediately notified and contact us for viewings immediately. Also, realestate.co.nz and nzrealtors.co.nz. If the property is in low demand, we can use Trademe.
How long will it take to find a tenant?
We have a database of tenants on hand so as soon as we can start viewings, we will and also within 48 hours of listing we will have the property on the internet. Most tenants need to give 28 days' notice from their current property, so its good to start at least four weeks before the property is available.
Do I get any choice on the tenant you place in the property?
Of course, a big part of our initial consultation is to take your instructions as to how many occupants, pets and such you prefer, as a courtesy we always liaise with our client owners once we secure a suitable tenant.
What checks do you do on prospective tenants?
We carry out background, credit, social media, google, sensible sentencing trust and a raft of checks including making telephone calls to previous landlords, employers and character referees.
Should we include any water charges in the rent?
Yes, it is a good idea to load the rent to cover this cost. It's easier for tenants to budget and saves some messy situations should an owner forget to send a bill in or if the water can not be read easily.
